How to buy a property in France ?
The Process involves 2 stages : the « Compromis de Vente » and the « Acte authentique de Vente ».
First stage : the « Compromis de Vente » :
This is a first written contract of sale agreement which legally binds together the seller and the purchaser. The « Compromis de Vente » should state clearly many key points of the sale agreement.
It can be drafted by the Real Estate Agent handling your sale. A deposit will be required from the purchaser.
Once the « Compromis » is signed, the process of sale will begin for about two-three months, while the « Notaire » (solicitor / lawyer) oversees the legal aspects of the sale.
Second Stage : the « Acte authentique de Vente » :
This is the final agreement of the sale which binds definitively the parties (the seller or someone legally nominated and the purchaser).
Both parties must sign in the presence of the Notaire (solicitor / lawyer), who acts impartialy to conclude the transaction on behalf of the State.
The price, including legal fees, agency fees and notaires fees, must be paid by the signing date. Thereafter, the house becomes definitively the purchaser’s property.
